Do I need a real estate agent to buy a home?

You are not required to navigate the home-buying process alone. A buyer's agent can help you search for properties, evaluate market value, structure offers, negotiate terms, coordinate inspections and financing, and guide you from your initial search through closing.

How much does it cost to work with a buyer's agent?

Real estate compensation is negotiable and can vary by transaction. Before we begin working together, I'll clearly explain how buyer-agent compensation works, what is included in our agreement, and whether compensation may be available from the seller or through the transaction. You'll know the details before making any commitment.

Do I need to be pre-approved before looking at homes?

A pre-approval is strongly recommended before beginning a serious home search. It helps establish a comfortable price range and allows you to submit a stronger offer when the right home becomes available. I can also connect you with trusted lending professionals if needed.

How much money do I need to buy a home?

The amount varies based on your loan program, purchase price, closing costs, insurance, and other factors. Some financing programs allow relatively low down payments, while others may require more. Your lender can determine the best financing structure for your situation.

The Buying Process

How long does it take to buy a home?

Every purchase is different. Once you're under contract, many financed transactions close within approximately 30–45 days, although the timeline can be shorter or longer depending on financing, inspections, appraisal, title work, and the terms negotiated in the contract.

How much should I budget beyond the purchase price?

Plan for 2–3% in closing costs, plus property taxes and insurance, which run higher in Florida than many other states — I'll walk you through real numbers for your target neighborhoods.

What happens after I find a home I love?

We'll review comparable properties and current market conditions to determine an appropriate offer strategy. Once an offer is accepted, we'll move through inspections, financing, appraisal, title and closing preparations, the final walkthrough, and ultimately closing.

Should I get a home inspection?

In most situations, I strongly recommend having the property professionally inspected. An inspection can identify potential issues with the home's major systems and components and give you more information before moving forward with the purchase.

Can I negotiate the asking price?

Absolutely. The asking price is the seller's starting point, not necessarily the property's final value. We'll consider comparable sales, condition, days on market, competing properties, seller motivation, and current market conditions when developing an offer.

What happens if there are multiple offers?

Price is only one part of an offer. Depending on the situation, we may consider financing strength, deposits, contingencies, inspection terms, closing timeline, seller priorities, and other contractual terms to make your offer as competitive as possible while protecting your interests.

Can you help with new-construction homes?

Yes. Buyers can have their own real estate representation when purchasing many new-construction properties. I can help compare communities and builders, review pricing and incentives, assist with contract considerations, and represent your interests throughout the process.

Yes. Many of my relocation clients make an offer after video walkthroughs alone, then visit for inspection or closing — I coordinate everything remotely, comparing communities, narrowing your search based on lifestyle and location, and organizing things before you arrive in Central Florida.
